The ETFE roof was developed to maximise daylight while also providing effective solar control. The custom print pattern softens incoming sunlight and distributes it across the internal street, helping to create a bright but comfortable environment for visitors.
This balance of transparency and shading is one of the key advantages of ETFE in retail architecture.
Architecture Rooted in Place

The wider design of the building draws on two central ideas: the Waikato River and the waka, the traditional Māori war canoe.
These references are carried throughout the shopping centre, from the ETFE roof print to the red, white and black thread pattern used in the interior design.
Even the name Te Awa, meaning “The River,” reflects this connection.
Award-Winning Retail Design
The project received Silver in the New Developments category at the Asia Pacific Shopping Centre Awards 2012. It was also recognised with Best in Retail 2012 by the Property Council and received a Nga Aho Design Bronze Best Award. These awards reflect the project’s success in combining commercial architecture, cultural identity and environmental performance.
